From her MLK High School pilot to an intensive three-week summer experience, Cassandra Gibson’s program is helping young people understand real estate from homeownership to investment.
Nationwide — What began as a real estate math and financial literacy pilot at Martin Luther King Jr. Senior High School has grown into a broader effort to help young people in Detroit, Michigan, understand ownership, investment, and wealth creation. Cassandra Gibson, the Founder and CEO of Detroit Emerge™, is using real estate as a practical platform for teaching financial concepts that can shape how young people view their futures and their communities.
Her program helps students to explore mortgage math, credit, budgeting for homeownership, property analysis, and the wealth-building potential of real estate. The program culminates in a capstone experience where students apply what they learn to real properties using real-world data and financial concepts. Following the MLK pilot, however, Cassandra decided to take Detroit Emerge™ to the next level by partnering with a local youth-serving organization to implement an intensive three-week summer experience featuring Blueprint for Ownership™ and Blueprint for Investment™.
Now, the program is even more intense because participants can follow the homebuying process from prequalification through closing, examine key transaction documents, explore real estate careers and educational pathways, and tour properties. They also learn to evaluate real estate from an investor’s perspective through return on investment (ROI) calculations, property analysis, financing strategies, and funding options, including debt-service coverage ratio (DSCR) loans. Together, Blueprint for Ownership™ and Blueprint for Investment™ give young people an opportunity to understand real estate from both sides of the equation – as informed future homeowners and as potential investors. By combining real estate math, financial literacy, career exploration, and hands-on learning, Detroit Emerge™ seeks to connect young people with pathways to economic mobility and long-term wealth creation.
“Detroit Emerge™ is about showing young people what is possible,” Gibson says. “We started by helping students understand the numbers behind homeownership, but the vision has always been bigger. We want them to understand ownership, recognize opportunities, and see themselves participating in the economic future of their communities.”
The program has gained media attention as its reach has grown, including Gibson’s live interview on FOX 2 Detroit
and a feature in VoyageMichigan. As the initiative continues to expand, Detroit Emerge™ is working to bring its real estate and financial education programming to more young people through schools, community organizations, and experiential learning opportunities.
